On an older pool this is the single most valuable question we can help you answer, because the honest answer is not always the bigger job.

If the shell is sound and the hardscape has held up, a resurface may be the entire job and we will tell you so. Older pools under mature oaks

Age and tree canopy are the two variables that change our recommendations here. The housing stock is materially older than in Westchase or the newer parts of Brandon, so we are usually working on a pool with a renovation history rather than a first-time remodel, and that history dictates finish preparation more than anything else.

The canopy is not a cosmetic detail. Carrollwood Village, Lake Magdalene and the older streets sit under substantial mature oak cover. That means a continuous organic load, more staining pressure on the interior finish and heavier demand on filtration, which affects both the finishes we suggest and the filter capacity we look at.

Jurisdiction is simple but worth stating plainly. Carrollwood is unincorporated, so Hillsborough County handles permitting rather than a city building department. A property may also have association requirements for visible exterior work, which the owner should confirm for the specific address.

Pools with attached spas

Attached spas are common on the larger Carrollwood Village and Lake Magdalene lots, and on a pool of this age the spa is usually in the worse condition of the two. It runs hotter, it is used more concentratedly, and its finish and tile take a harder life.

We scope it with the pool for a practical reason: the spillway tile sits directly between the two, and replacing one side of it while leaving the other is visible immediately.

Equipment upgrades

Carrollwood pads deserve a serious look during a renovation, more than in newer neighborhoods, because they are rarely a single coherent installation. On a pool in service for decades, the pump, filter, heater and sanitizer were often added by different contractors in different years.

None of that means everything gets replaced. It means the pad should be assessed as a system while the pool is already down, so you are not paying twice for access. If the pump is sound, keep the pump.

Our most useful contribution early on is honesty about the shell. A structurally sound older pool is worth renovating properly. One with real structural problems is a different conversation, and it should happen before anyone picks a finish color.

The area includes communities and condominium associations with shared pools. These renovations are driven by a board rather than a single owner, so the scope has to be documented clearly enough to be reviewed and approved.

What affects the scope

Why two renovations of the same-size pool a street apart can differ substantially.

  • Pool size and shape. There is a lot of freeform and diving-pool geometry here, and it carries more surface area than it looks.
  • How many previous finishes are already on the shell, and whether removal is required.
  • How much existing finish, tile and coping has to come off first.
  • Whether tile and coping are in scope. On original 1970s and 1980s hardscape this is often the largest single line.
  • Material selection, from standard plaster to quartz, pebble or glass bead.
  • Whether a piecemeal pad and an attached spa are inside the scope.
  • Access under mature trees and established landscaping, which affects how material reaches the pool.
  • Conditions found once the shell is open, which is more likely on a pool with a long repair history.

Yes, quite a lot. Previous finishes affect how the next one can be prepared and applied, and on a pool resurfaced more than once, removal may be required rather than going over the top. It is one of the first things we check at the walkthrough.

It will improve it, but the cause matters. The mature oak canopy here drops a continuous organic load into pools, and an aging porous finish holds onto it. A new finish gives you a fresh, non-porous surface, though filtration capacity and debris management still need to keep up with the tree cover.

Many Carrollwood Village properties are deed restricted, and visible exterior work can require architectural review by the association in addition to county permitting. We flag this at the walkthrough so it runs in parallel rather than becoming a delay.

A structurally sound older pool is usually well worth renovating, and there are a lot of well-built ones here. If we find real structural problems in the shell, that is a different conversation and it needs to happen before you choose finishes.
