Local knowledge

Two counties, large lots, well water

The area straddles the Hillsborough and Pasco county line, so two pools a short distance apart can fall under different permitting authorities. Nothing about the renovation itself changes, but confirming the correct jurisdiction before we schedule avoids a delay that has nothing to do with the pool.

Lots here are generally larger than in Westchase or Carrollwood. That affects equipment layout, plumbing run length and site access more than it affects the pool itself. A pump correctly sized on a compact lot can be undersized for the same pool sitting at the end of a long run.

Water source is the one owners raise least often and we raise most often. Properties outside utility service are commonly on private wells, and well water chemistry can drive staining that a new interior finish will not stop from coming back. If that is the situation, we would rather say so before you choose a finish than after.

Attached spas appear across the area on both older custom pools and newer subdivision builds. Either way the spa shares the structure and the shutdown with the pool, so renovating one without the other rarely makes sense.

On the larger custom pools the spa often carries more tile and more visible detail than the pool does, which makes it the element that decides whether the finished result looks coherent.

Equipment upgrades

Equipment deserves particular attention on these properties because the physical layout is often unusual. On larger parcels the pad can sit a long way from the pool, and a pump specified without regard to that run will underperform no matter how new it is.

A renovation is the sensible time to look at it, since the pool is already down. As always, evaluating is not replacing. If what you have is correctly sized and healthy, keeping it is the right call.

Backyard pools

This is residential work in nearly every case, and it covers a wider range of project sizes than the other markets on our list, from a straightforward subdivision resurface to a full renovation of a large custom pool with a spa and extensive hardscape. Because of that range we are careful not to quote from comparison. What a neighbor paid is not a useful guide when the two properties differ in lot size, pool age, water source and equipment layout.

Subdivision and community pools

The area includes subdivision amenity pools and community facilities on both sides of the county line. These are existing pools under heavy shared use, and their renovation cycles are shorter than residential ones for that reason.

    Where the scope requires a permit it is confirmed with the correct county for that address, then the work is carried out and the pool returned to service.
