Resurfacing replaces the interior surface of the pool and leaves the structure alone. The material taken off is the layer that has worn rough, chalked, stained beyond correction or begun releasing from the shell behind it.

Diagnosis

Signs the interior finish is finished

These are what we look for when deciding whether a surface still has working life in it. One item is a conversation. Several together is a replacement.

  • 01The interior has turned abrasive enough to scuff feet, floats and cleaner wheels.
  • 02A chalky residue transfers to your hand or comes off on the brush.
  • 03Staining survives balanced water, brushing and a sequestrant, which points at the surface rather than the chemistry.
  • 04The finish has an etched, porous look with a texture that traps dirt.
  • 05On aggregate surfaces the stone or quartz is standing proud of the matrix.
  • 06Areas sound hollow under a tap, meaning the bond behind them has failed.
  • 07Material has begun flaking or sheeting away, typically at steps and around fittings.
  • 08Older patches are lifting at their edges and multiplying across the interior.

Repair the finish, or replace it?

Both answers are legitimate. Which one applies depends on the state of the surface surrounding the damage and, here more than most places, on what is in your water.

Contained damage on a sound surface should be repaired. A hollow area, a cracked step nosing or a small delaminated patch on a finish that is otherwise well bonded is proportionate work, and replacing the whole interior over it would be overselling.

Repairs lose their value when the surrounding finish is degrading at the same rate. Each one then buys a short reprieve and adds a visible mark, and the running total starts approaching the cost of doing the job once, properly. On a property drawing from a private well there is an added complication, because aggressive or mineral heavy water can keep attacking a surface after it is repaired, and a patch does not change the underlying cause.

We are not going to set a numeric threshold for when hollow areas require full removal. It depends on their size, their location and what a full sounding of the interior shows. That assessment happens at the pool with the water out.

Choosing a surface

Interior finishes we install

Here are the finish categories we install. On properties with well water the durability difference between these options is a more practical consideration than it is elsewhere, so it is worth a proper conversation rather than a color choice.

Plaster
Standard cement based plaster. Smooth, bright and the most affordable interior. It is also the most sensitive to aggressive or mineral heavy water, which is a real factor on some properties out here.
Quartz
Quartz aggregate in the cement matrix, giving a denser and less porous surface with better resistance to etching and staining. Frequently the right answer where water chemistry has been difficult historically.
Pebble
Natural pebble in cement. The most robust of the common finishes and the least likely to show mineral marking, at the cost of a textured floor that suits some households better than others.
Exposed and premium aggregate
Polished aggregate and glass bead finishes, exposed and finished smooth. The most distinctive appearance available and the highest material cost.

Samples are reviewed at the property against your existing tile and deck. We stop short of predicting a service life for your pool, because source water, sun exposure and how the pool is run will drive that further than the finish category will.

What happens once the pool is drained

Preparation decides the outcome. Between draining the pool and installing the new surface, this is what happens.

    Draining

    Emptying is planned rather than casual. Groundwater conditions get factored in, particularly on the larger lots where drainage varies across the property.

    Sounding

    The complete interior is sounded once empty, which frequently expands or contracts the expected scope.

    Removal or preparation

    The existing surface is chipped out or mechanically prepared for bonding, according to its condition and how many finishes are already there.

    Shell repairs

    Cracks, deteriorated substrate and previous failed repairs are corrected while everything is exposed.

    Tile line and penetrations

    Waterline tile, drain, returns, lights and skimmer throats form the terminations for the new surface, and loose tile is settled here.

    Bond preparation

What resurfacing will not fix

New surfaces are convincing enough that they mask what has not been addressed. These stay exactly as they are.

  • Pumps, filters, heaters and sanitizers at the end of their service life, which on long plumbing runs may also be sized wrong for the pool.
  • Leaks in the plumbing, at fittings or through the shell that are unrelated to the finish.
  • Coping and the deck edge around the perimeter.
  • Waterline tile that is deteriorating or dated, which the new surface will highlight.
  • Lighting fixtures and their niches.
  • Attached spa condition beyond the spa's own interior surface.
  • Source water chemistry, which on a private well will continue behaving the way it always has unless it is addressed separately.

If the interior is the problem, resurfacing is the project and we will keep it to that. If several systems are due at once, which is common on larger properties where the pool, spa and equipment went in together, a remodel planned as one piece of work usually costs less than sequencing them. Two counties, well water and very different pools

The Lutz area is unincorporated and straddles the Hillsborough and Pasco county line, which is an administrative fact with practical consequences. Permitting for a given address may fall to either county depending on where the parcel actually sits, so we confirm the correct authority for your property rather than assuming from the mailing address.

The bigger technical variable in Lutz is water. Properties outside utility service commonly draw from private wells, and well water chemistry differs from treated municipal supply in ways a new interior finish notices immediately. Iron and hardness in fill water can stain or scale a fresh surface early, and aggressive water can begin working on it before it has finished curing. The first weeks after the fill

The curing period is the part of the project most likely to go wrong after we leave, and on well supplied properties it needs particular attention.

The fill runs without stopping, because a pause marks the surface at the water level permanently. From there the water needs regular testing and correction while the new interior reacts with it, and brushing through those weeks affects the final appearance more than anything else in the process.

Where the fill water comes from matters. Properties on private wells can be filling a brand new surface with water carrying iron, hardness or an aggressive balance, and starting up a fresh finish without accounting for that is how new pools acquire stains in their first month. We test the source water before the fill rather than diagnosing marks afterwards. Startup requirements also differ between plaster, quartz, pebble and polished aggregate, so you get the written procedure for the finish you chose and we stay available while it cures.

HOA, multifamily and commercial pools
